Finai and Cauley are a stroke clear at eight under through 36 holes of the PGA Tour tournament on Friday.
American Cauley - playing early in the morning - shot a bogey-free six-under-par 66 at the TPC San Antonio.
Seeking his maiden Tour title, Cauley did not drop a shot as he holed six birdies throughout his second round
Finau joined him atop the standings by firing a seven-under 65.
The 2016 Puerto Rico Open champion finished his second round with eight birdies, an eagle and three bogeys.
Kevin Chappell led a group of four players tied for third at seven under.
Chappell posted a second-round 68 to be level alongside Robby Shelton (69), Bob Estes (69) and Cameron Smith (65).
Overnight leader Branden Grace dropped into a tie for 10th following his 73.
Meanwhile, defending champion Charley Hoffman (72) is seven shots off the pace heading into the third round.
