Pembroke, Wales

The Golden Plover

The Golden Plover was once the local school, but is now laid out as a four-bedroom holiday let and a three bedroom family home - which also has an art gallery attached. The two properties have separate gardens, so you won't be bumping into your tenants in the buff. And if the income from one let isn't enough for you, and your artwork's not all that great, the gallery area could be turned into two more lets. The property is currently being restored, and costs £695,000 from West Wales Properties.

Paulton, nr Bath

This house has six holiday lets

This lovely six-bedroom Victorian home comes with a coach house that's been converted into six studio flats - and between them, they bring in £38,000 a year. The current owners have also held weddings in the garden room and in marquees within the 2.3 acres of grounds, which include a swimming pool, tennis court and orchard. It's in a lovely spot, close to Bath and Bristol, with breathtaking views; it costs £1.375 million through Fine & Country.

If your tenants don't fancy a sea dip, there's an indoor swimming pool and jacuzzi. It's in a great spot, near a lovely beach that even features a petrified forest. The house currently has four family bedrooms and a separate wing for guests, with four lettable rooms, a games room and a breakfast room. It's all set in lovely gardens and woodland with stunning views across open farmland to The Yorkshire Dales National Park. It all comes in at £1.25 million, through agent Hunters.
