It's 2017, and time to start putting all those new year's resolutions into action. This is the year you're really going to get fit.
But with frosty weather outside and darkness falling mid-afternoon, neither running nor the local leisure centre is particularly appealing.
What you need is your own gym: we look at a few fitness-friendly properties on the market right now.
London property bargains for 2017
Parsons Green, London
Hidden away in the lower ground floor of this five-bedroom house in London's Parson's Green is a gym looking out onto a circular internal courtyard complete with a mature palm tree. There's also a games room down there and a 43-foot swimming pool. As for the rest of the house, it's beautifully designed - as indeed it should be for its £12 million price tag. It's for sale via Savills.
Whiteoaks, near Ayr
This seven-bedroom barn conversion is certainly one for the fitness fanatic: it has a spa and fitness suite measuring 154 square metres, which is bigger than most homes. There's a pool, gym and sauna - although there's also a bar, which might undo some of the good work. If riding's your thing, there's an option to purchase an eight-acre paddock to add to the three acres of gardens. It's on the market for offers in the region of £1,200,000, through agents County Homes.
The buyer of this one-bedroom flat in London's Blackheath gets access to the well-equipped on-site gym and designer pool - not to mention the cinema room and business suite. The ground-floor flat is equally swish, with a smart kitchen, modern bathroom and underfloor heating. It's on the market for £365,000 through agent Purple Bricks.
This five-bedroom barn conversion in Nottinghamshire is in immaculate condition and still has many original features, including beams and exposed brickwork. On the ground floor is a large gym/games room with a shower room leading off and a glass-sided mezzanine bedroom above. The house had £25,000 knocked off the price in October and is now up for sale for £699,950 through agent Rex Gooding.
10 Christmassy homes for sale
St John's Wood, London
Agents Beauchamp Estates describe this seven-bedroom house as an 'ambassadorial residence' - and it certainly is. There are two grand reception rooms, staff accommodation and a dramatic cinema room. Down below, there's an indoor swimming pool, a large games room and there's a separate gym studio in the garden. But all this costs: there's a £40 million price tag.
But you don't have to be a multimillionaire to have your own gym. This modest three-bedroom home in Redhill has an outbuilding at the bottom measuring 12 by 11 feet that the current owners are using as a gym. The house is for sale through agents Cubitt & West for a comparatively trim £465,000.
Externally, this three-bedroom house could do with a bit of a spruce-up, but inside it's been modernised and has a smart kitchen and bathroom. What makes it a bit different from the rest is the outbuilding being used as a gym - and the covered heated swimming pool that takes up much of the garden. Agents Peter Alan are looking for offers over £150,000.
Salford, Greater Manchester
This unassuming two-bedroom semi in Salford comes with an unusual perk: access to a private, gated gymnasium and pool complex. The house itself is in good condition, has a garden and off-road parking and is in a quiet spot. The well-equipped gym complex, which is just around the corner, boasts a pool and jacuzzi, as well as a sauna and tennis court. The house is up for sale through Hills Residential for offers over £110,000.
This two-bedroom, two-bathroom apartment has a triple-aspect balcony and is kitted out with a top-end kitchen. But fitness fanatics will be more interested in The Spa - the on-site residents-only facility with swimming pool, gym, spa treatment room, sauna and steam room. There are even daily gym classes. The flat is available through agent St George, and costs £575,000.
But if you really want to be doing your workout in the most professional surroundings, then this one could be for you. This grand Scottish property has in its grounds what was once a health club and gym owned by Olympic hero Liz McColgan. The main house has nine bedrooms and four receptions; the health centre houses a fitness studio, aerobics studio, physio rooms, changing rooms and swimming pool. There's also a three bedroom lodge included in the £690,000 guide price; it's for sale through Your Move.
