With the average UK house price now £216,750, according to official figures, it's easy to despair of ever getting on the housing ladder.
And with property prices rising by an average of £21 a day over the first six months of this year, the average first time buyer has reached the ripe old age of 33 before they manage it.

But the national average masks some big variations, as buying in the right part of the country can knock a fortune off that price tag. And property website Zoopla has rounded up half a dozen beautiful properties for under £100,000: we take a look at their top picks.
1. Three-bedroom semi in Rawmarsh, South Yorkshire: £94,950
With immaculate gardens front and back, this three-bedroom house has a large conservatory. Up for sale with Bsmart Homes, it's less than a 25-minute drive from both Sheffield and Doncaster.

2. One-bedroom cottage in Blaenau Ffestiniog, Gwynedd: £94,950
This gorgeous cottage, located in a historic town in north Wales, offers stunning views of Snowdonia. With a wood burning stove, exposed beams and white stone walls, it would make a cosy holiday home. Alternatively, say agents Hatched, you could rent it for an income of around £7,000 a year.

3. Two-bedroom terraced house in Banks, Lancashire: £91,000
Here, your £100,000 will buy you a brand-new two-bedroom terrace with garage and leave you £8,000 to spare. And, as it's available from developer Redrow with the Government's Help to Buy scheme, you'd only need to raise 5% (£4,500) as a deposit - and could borrow a further 20% (£18,000) as an interest-free equity loan.
4. Two-bedroom semi-detached house in Rishton, Blackburn: £85,000
This two-bedroom semi from Mortimers comes complete with two double bedrooms, a petite garden and allocated parking space, as well as a shiny modern kitchen - the perfect first home.
5. Three-bedroom semi-detached house in Wigan, Greater Manchester: £80,000
This three-bed semi available through Pearson Ferrier Wigan is kitted out with a super-modern bright decor and would make a perfect family home. It has a large, child-friendly, low-maintenance garden and parking for three cars.
6. Three-bedroom terraced house in Dromara, County Down: £86,500
This smart terrace is just 20 miles from Belfast, but is still well within the £100,000 budget - and boasts stunning views of rolling hills from its windows. It's available via Reeds Rains.
