A two-bedroom property that's just 8-and-a-half feet wide has gone on sale. To qualify as having two bedrooms, a single bed had to be squeezed onto a platform above the fridge, and a second is essentially just where a bed has been installed at one end of the lounge.

The garden outside is five times bigger than the entire property - and the shed is wider - however the owners of this West London home are still expecting £300,000 for the property.

The reason for the price tag is largely that the property is in desirable Twickenham. Given that the estate agent particulars show it is fully kitted out with a kitchen, a bathroom and the two bedrooms, it's technically a bit of a steal for the area, where a typical two bedroom house would set you back anywhere between £400,000 and £1 million. There's also off-street parking, which is a major boon for the area.

The property was originally a granny flat, attached to one of the two properties it has been sandwiched between. It explains why it boasts just 322 square feet. It was separated off from the property, and is now being sold as a stand-alone home for a single person - or a couple who aren't afraid to live on a small scale together - and don't mind sleeping on single beds in separate rooms.

Tiny houses

It's definitely an impressively small house, but with the London market being so crazy, we have seen plenty that are smaller. Earlier this month we revealed a house on sale in Hackney, East London, for £350,000 - which was only seven feet wide.

The house was on two floors - and therefore had 800 square feet of space. However, it only managed to squeeze one bedroom in. The property was having trouble selling though, as it had been up for auction and failed to sell once before, and the property developer who built it was considering renting it out.

Back in September last year we identified what could possibly be London's smallest house. The house in Islington offered just 188 square feet - which is smaller than some family tents - and was on the market for £275,000. In order to squeeze a bedroom into the property, the developer had been forced to build a bed-sized shelf over the front door. Despite the property's limitations, it was snapped up by an enthusiastic buyer shortly after gong on sale.

And it's not just London where these tiny houses are to be found. At the end of last year we reported on the detached house in Sheffield, which boasted just 359 square feet of space. The property was a converted coach house - hence the limited space - and was priced at just £99,000.

It's not Britain's smallest detached house, however. That title goes to Thimble Hall in Youlgrave in Derbyshire. The entire property is 11 feet 10 inches by 10 feet 3 inches - and it's only 12 feet 2 inches tall.
